Private mortgages in the GTA

You talk to Alex - one person. He checks if a regular lender can still work first. If not, he compares short-term private options, names the fees, and maps how you get back to a normal mortgage.

How Alex helps

  • Broker access to multiple private lenders
  • Checked after bank and alternative options first
  • Fees and exit plan before you commit
  • Form does not pull your credit

For years, we were told that getting out of our current B-lender situation would be impossible - that we were essentially “stuck” with no path forward. Alex proved that wrong. His expertise and commitment led us to something we honestly didn’t believe was possible: securing a mortgage with a top lender.

I came to him after already being rejected, and he really helped me turn things around. Not just getting the mortgage approved, but guiding me through the whole process step by step. He was always available, stayed in touch, and answered all my questions.

He secured us an excellent mortgage rate for our new home, helped us arrange a home equity solution, and made what could have been a stressful process feel straightforward and manageable.

I recently worked with Alex to refinance my mortgage and couldn’t be happier with the experience. What really impressed me was the rate he was able to secure - genuinely better than anything I had found on my own or been offered elsewhere.

Buying a first home is both an exciting and deeply stressful life experience, and I am truly grateful that I had Alex guiding me through it. No question ever felt too small, and even the most complicated parts were explained in a clear and reassuring way.

Alex was incredibly supportive and patient with us as first-time buyers. It was clear that he’s very knowledgeable and thorough in his work. We had a great experience working with Alex.

The ladder

Private is last - not first.

1

Bank / full documents

Lowest cost when your tax returns and credit are strong enough.

2

Alternative lenders

Uses bank statements or declared income when the business is real but the tax return looks thin.

3

Private, with a way out

Short term, based on your equity, higher cost. Only with a plan to refinance, sell, or repay.

Who it’s for

  • Self-employed with equityWrite-offs that fail stress tests - property strength can still matter.
  • Debt consolidationSecond mortgages when the first is solid and cash flow needs breathing room.
  • Time-sensitive filesBridge needs and urgent timelines - capacity permitting.

Questions

A few questions, answered.

How does a private mortgage work in Ontario?

Private lenders weigh property equity, location, and your exit more than a bank-style income test. Terms are often short (commonly under two years), payments are often interest-only, and lender or broker fees usually apply. Alex discloses those before you commit.

Is private safer through a broker?

A broker can compare more than one private option so you are not stuck with the first ad you click. You still must have a realistic exit. Private is not a forever mortgage.

Will you push me into private?

No. The review starts with whether A or alternative can work. Private is third. If nothing fits yet, you hear that before a lender does.

Will this form affect my credit score?

No. The form does not pull credit. A lender pull happens later, only if you agree to an application.
